What We Handle for You

Individual Initial Consultation

We analyze your personal situation: income, assets, age, existing investments in Thailand. This determines which LTR category you qualify for and which documents you need.

Document Preparation and Review

The BOI's document requirements are extensive and vary by category. We create your individual checklist, review each document for completeness and accuracy, and prepare everything for submission. We help you obtain any missing documents – whether income statements, insurance policies, or investment certificates.

Application Filing with the Board of Investment

We submit the application through the official LTR online portal on your behalf. All communication with the BOI and involved authorities (Immigration Bureau, Department of Consular Affairs) goes through us. We respond immediately to any inquiries or additional requests.

Accompaniment to Visa Handover in Bangkok

After approval, we personally accompany you to the Thailand Investment and Expat Services Center (TIESC) in Bangkok. Your LTR Visa is placed directly into your passport. We ensure everything runs smoothly.

Aftercare

We remain available after your visa is issued: for the annual report, renewal after 5 years, passport changes, or if you wish to apply for a work permit.

Step 1Consultation and Qualification Review

After you contact us, we conduct a personal consultation – by phone, video call, or in person at our office in Hua Hin. We assess whether you meet the requirements for one of the four LTR categories and create an individual roadmap.

Step 2Document Collection and Preparation

Through our encrypted customer portal, you upload your documents – protected by AES-256 encryption and optional two-factor authentication. We review every single document and provide feedback if improvements are needed.

  • Passport (valid for at least 6 months)
  • Income statements for the last 2 years (tax returns, pension certificates)
  • Proof of assets (bank statements, securities statements)
  • Investment certificates for Thailand (land title deed, bond certificates, company shares)
  • Health insurance policy (minimum USD 50,000 coverage)
  • Police clearance certificate
  • Passport photo per Thai specifications

Step 3Application Filing with BOI

Once all documents are complete and reviewed, we submit the application through the official LTR portal of the Board of Investment. From this point on, we handle all correspondence with the authorities.

Step 4Government Review

The qualification review by the BOI and involved authorities officially takes 20 working days. In practice, inquiries may arise that extend the process. We handle all follow-up requests within 24 hours and keep you informed of the status.

Step 5Pre-Approval and Appointment Scheduling

After approval, you receive an official Endorsement Letter. We immediately schedule an appointment for the visa handover in Bangkok and coordinate all details.

Step 6Visa Handover in Bangkok

At your scheduled appointment with Immigration in Bangkok or upon arrival at the airport, you will receive the LTR Visa stamp in your passport.

Why a Professional Service?

The application is complex

The LTR Visa has significantly higher requirements than a conventional Retirement Visa. The document requirements are extensive, income statements must meet specific formats, and communication with the BOI is exclusively in English and Thai.

A rejected application means not only lost fees but also lost months. The most common reasons for rejection are incomplete documents, incorrect income statements, and missing investment certificates. We prevent all of this.
